Orchardleigh House is an exclusive venue; the agreed part of the house is let to you on a totally exclusive basis.
The house will be exclusively yours from 12 noon on the day of your wedding until 11am the following day.
The Walled Garden is an exclusive venue; the venue is let to you on a totally exclusive basis from 8am on the day of your wedding, subject to availability.
A room in the courtyard of the house, accessed from the eastern entrance, will be available to the bride for preparation from 9.00am, with access to the main house from 12.00 noon. We endeavor to ensure that guest rooms are also available from 12.00 noon, although on some occasions it may be slightly later.
Guests are requested to vacate their bedrooms by 10am and the whole house by 11am on the day of departure.
Should you wish to cancel your chosen day for any reason all monies paid will be refunded if we are able to re-book the day for another wedding at full cost, less a 5% admin fee.
If we are unable to resell the date, the following charges will apply:
We reserve the right to resell a date at a lower venue fee should you cancel.
In the unlikely event that Orchardleigh House becomes unavailable for your date or changes are necessary to the booking, we undertake to notify you as soon as reasonably possible and will endeavor to arrange an alternative venue. If it is not possible to arrange an alternative venue acceptable to yourselves we reserve the
right to cancel the booking and refund to you all monies paid to us. Orchardleigh Estate will then have no further obligations or liability for non-availability, changes or cancellation.
Catering is by Orchardleigh House, with a minimum catering spend for canapés, three course wedding breakfast and evening buffet. The bride and groom are requested to choose the same starter, main course and dessert for all guests from the menu selections. This excludes vegetarian and special dietary requirements. A surcharge may be payable for weddings with less than 80 adults. These charges apply for each day of exclusive use hire booked. Our fully licensed bar can either be “cash bar” or we can run a “tab” to a preset amount, or a “prepaid” bar @ £22.50 per head for day guests and £28.70 per head for additional evening guests arriving after 6.30pm. For New Years Eve the prepaid bar will be £32.50 per head for day guests and £38.70 per head for evening guests. This provides unlimited drinks, excluding Champagne, sparkling wine and top-end brands, from the end of the wedding breakfast until the early hours. This is only applicable to 100% of all adult guests. Our minimum alcoholic beverage spend per person is £17.90. This is for the duration of reception drinks and the wedding breakfast. We regret we do not cater for any children under the age of 2 years but a fridge and microwave will be provided for the parents to prepare their own food. Orchardleigh reserves the right to increase our per head prices after booking, but only in line with the current RPI rates. Cask ale is not provided on our bar as standard, but we will happily source a barrel or two for you, if required, for an additional charge.
Fireworks maybe permitted during certain times of the year through our recommended suppliers only and must be reasonably quiet as noisy fireworks in the past have terrified our animals causing some injuries. Unfortunately we do not allow sky lanterns (Chinese lanterns) as these terrify our neighbours with thatched cottages!
All arrangements for church weddings MUST be made directly with the church. Orchardleigh House has no obligation or liability for non-availability, changes or cancellation. We do ask that church and civil ceremonies are not held before 2pm.
All prices quoted are inclusive of VAT, except for special offers.
Payments over £1000 will be charged at a rate of 2%.Invoices over £1000 cannot be split for credit card payments. Unfortunately we cannot accept Amex.
The venue balance is due for payment 1 month prior to your day, with all other invoices also being due for payment 1 month prior. Changes may be made up until 2 weeks before the wedding and additional invoices / refunds will be arranged. Please note than any reduction within this 2 week period will not be refunded.
All rooms in the main house must be used before using extra accommodation in the cottages / lodges on your wedding night. All room allocations and payments for rooms must be made by the bride and groom. Payment to Orchardleigh will be required one month before your wedding date. If cottages / lodges are taken before all the rooms in the main house on the wedding night, then the bride and groom will be liable for the cost of the remaining rooms. Minimum requirement for accommodation is the first floor of the main house, which is 8 rooms.
Subject to availability, Garden House, Garden Cottage and The Bell Tower must be booked with The Walled Garden. All other lodges and cottages on the estate are available on a first-come-first-served basis.
Orchardleigh reserves the right to increase prices for accommodation, catering and beverages after booking but only in line with the current RPI rates.
Orchardleigh will not accept any responsibility for services or equipment hired/ordered by the bride and groom.
